We are a residential focused planning consultancy providing clear, considered advice to developers, homeowners and design professionals, drawing on extensive experience of the planning system and design.
Rationale Planning is led by Aron Coates, a fully qualified architect with over 20 years’ experience, including 19 years running an independent residential practice in London. This brings a clear understanding of how planning policy is applied in practice and how proposals are assessed by local planning authorities.

We provide independent planning advice, typically at the outset of a project. This allows clients to make informed decisions before committing to a particular design, purchase, or planning strategy. Where appropriate, we can then provide ongoing support through to the planning decision.
We provide planning and design services on projects ranging from extensions and single dwellings to larger residential and mixed-use schemes, often in heritage-sensitive locations.
Our services include pre-purchase reports, feasibility studies, permitted development rights advice, and pre-application and planning application support. Architectural services are offered on a select number of projects, by request.

The planning system is complex and does not always operate predictably. Our role is to bring clarity through careful analysis, good design and a rigorous understanding of policy.
We focus on addressing measurable planning requirements early, reducing uncertainty and allowing proposals to be assessed on their merits. Our experience of both designing projects and managing the planning process means we understand how proposals are typically interpreted by local planning authorities, and how concerns are most often raised and resolved.
We work with a wide range of clients including developers, landowners, agents, architects and private homeowners. Our work is primarily in London, but our systematic, logic-based approach enables us to work throughout the UK.
Initial consultations are offered via Zoom at £200 for a 40 minute session. This is a focused working session tailored to your site or proposal. To make best use of the time, we ask you to complete a short form outlining your project in advance.
Fees for project based work are agreed in advance and depend on the scope and nature of the advice required.
